Information from the Statistics and Census Service (DSEC) indicated that a total of 2,636 building units and parking spaces were purchased and sold in the second quarter of 2020 as per Stamp Duty record, and the total value of transactions was MOP14.71 billion, up by 81.2% and 86.3% respectively quarter-to-quarter.
Purchase and sale of residential units increased by 990 quarter-to-quarter to 1,971 units, and the total value surged by 107.0% to MOP12.69 billion. Number of existing residential units transacted rose by 838 to 1,678, amounting to MOP10.55 billion, up by 116.5%. Transaction volume of pre-sale residential units expanded by 152 quarter-to-quarter to 293 units, and the transaction value grew by 70.2% to MOP2.15 billion.
With respect to the average price per square metre of usable area, the overall average price of residential units (MOP105,134) increased by 4.8% quarter-to-quarter; the average prices of those in the Macao Peninsula (MOP104,888) and Taipa (MOP102,240) rose by 7.1% and 4.5% respectively, while the average price of those in Coloane (MOP119,587) dropped by 2.9%.
The average price per square metre of usable area of existing residential units (MOP98,710) rose by 4.7% quarter-to-quarter. The transacted units were mainly in Baixa da Taipa (267 units), NATAP (247 units) and Móng Há & Reservatório (122 units), and the respective average prices per square metre were MOP95,349, MOP121,605 and MOP135,418.
As regards pre-sale residential units, the average price per square metre grew by 13.7% quarter-to-quarter to MOP152,088; the average prices of those in Fai Chi Kei (77 units), Cidade & Hipódromo da Taipa (73 units) and Coloane (70 units) were MOP165,854, MOP191,853 and MOP132,765 respectively.
The average price per square metre of office units decreased by 0.7% quarter-to-quarter to MOP112,216 and that of industrial units rose by 1.5% to MOP52,367.
In the second quarter, there were 2,315 real estate purchase and sale contracts signed, and the number of properties involved (2,509) increased by 34.8% quarter-to-quarter. Meanwhile, 2,223 mortgage contracts were signed, and the number of properties involved (2,955) dropped by 5.3%.
As regards construction in the private sector, there were 8,916 residential units in the design stage, 3,766 under construction and 689 under inspection as at the end of the second quarter. During the quarter, 43 residential units were issued the construction permit, of which 42 were located in the Macao Peninsula. Meanwhile, 176 residential units were issued the licence of use and 61.9% of them were studio flats.
